- The subject of the lease is premises with an area of 36,70 m², located on the ground floor of the building.
- The building consists of two above-ground floors and a basement.
- The premises are in good technical condition and require only freshening up.
- The premises are equipped with electrical, central heating, and water and sewerage installations.
- The interior is spacious and well lit by natural light.
- An energy performance certificate has been prepared for the premises.

- The building's vicinity includes a petrol station and numerous service and retail outlets,
- The nearest PKS bus stop is approximately 500 m away.

-> Lease terms
- Starting rent rate: 30,00 zł/m²/ month net,
- Lease term: indefinite,
- In addition to the rent, the tenant will pay utility charges reimbursing the costs incurred by the landlord for: central heating, water consumption and wastewater disposal, solid waste collection, and electricity consumption.

-> Conditions for participating in the proceedings
- The participant is required to pay a bid deposit of 2 706,46 zł, to bank account 85 1320 0019 0099 0718 2000 0025; the payment is considered made when it is credited to Poczta Polska S.A.'s account,
- Submit a written offer stating the rent rate per 1m2,
- Inspect the technical condition of the premises and review the lease terms (lease agreement),
- Submit a written statement confirming awareness and acceptance of the technical condition of the property subject to the tender and the contents of the draft lease agreement,
- Submit written consent to the processing of personal data for the purpose of conducting proceedings for the lease of commercial premises owned by Poczta Polska S.A.

-> Deadline and place for submission and opening of offers
- Offers for the proceedings must be submitted in writing at the office of the entity conducting the tender, i.e.: Poczta Polska S.A., Eastern Infrastructure Region II, ul. Kolejowa 26, 15-959 Białystok, marked “Offer re: lease - commercial premises – Filipów, 1 Maja 1”. For offers sent by post, the date of delivery of the offer shall apply.
- Offers will be opened in room no. 111 at the office of the entity conducting the proceedings, i.e. Poczta Polska S.A., Eastern Infrastructure Region II.
The offer validity period is 30 days. One submitted offer is sufficient for the proceedings to take place.

- Further information about the technical condition of the premises and arrangements for a viewing can be obtained on weekdays from 8:00 – 14:00 from the Property Manager at (48) 516 178 395.

-> Conditions to be met when concluding the lease agreement
- The lease agreement will be concluded for an indefinite term.
- Before signing the lease agreement, the prospective tenant must pay a security deposit equal to twice the monthly gross rent to the bank account specified by Poczta Polska S.A. The bid deposit paid by the tenant selected through the tender will be credited toward the security deposit.
- The tenant must maintain, throughout the term of the agreement, third-party liability insurance for its business activities covering damage to the landlord's property, as well as insurance for property located in the premises. The tenant must provide copies of the policies within 7 days of their conclusion and whenever requested by the landlord.
