→ Property
- The apartment has a total area of 57.15 m² and comprises 3 rooms, a kitchen, a bathroom, a separate toilet, a vestibule and a hallway,
- The apartment is located on the first floor,
- A basement storage room belongs to the apartment,
- Technical condition: requires minor refurbishment,
- The premises are equipped with electrical, water supply, sewage and central heating systems,
- The premises have an energy performance certificate.

- A petrol station and numerous retail and service outlets are located in the vicinity of the building,
- Approx. 500 m from a primary school,
- Approx. 500 m from the bus station,
- A municipal park is located in front of the property.

→ Lease terms
- Starting rent: PLN 29.80/m²/month net,
- Lease term: 36 months,
- In addition to the rent, the Tenant will pay utility charges reimbursing the Landlord for costs incurred in connection with central heating, water supply, sewage disposal and solid waste collection,
- The Tenant will independently cover electricity supply costs under an agreement concluded directly with the electricity provider.

→ Conditions for participation in the tender
- The tender participant is required to pay a deposit of PLN 5,109.21 into bank account No. 58 1320 0019 0099 0718 2000 0026 by 20 October 2026,
- Submission of a written offer specifying the proposed rental rate per 1 m²,
- The participant must inspect the technical condition of the premises and familiarise themselves with the lease terms, including the institutional tenancy agreement,
- Submission of a written statement confirming acknowledgement and acceptance of the technical condition of the property subject to the tender and the content of the draft institutional tenancy agreement,
- Submission of written consent to the processing of personal data for the purpose of conducting the tender procedure for the lease of the residential premises owned by Poczta Polska S.A.

→ Deadline and place for submission and opening of offers
- Written offers must be submitted by 21 October 2026 at 3:00 p.m. at the registered office of the tender organiser, i.e. Poczta Polska S.A., Infrastructure Region East II, Secretariat, room No. 105, marked: "Offer concerning the lease – residential unit No. 1 – Dąbrowa Białostocka, 5 Kościuszki Square". For offers submitted by post, the date of receipt of the offer shall apply,
- Offers will be opened on 22 October 2026 at 8:00 a.m. in room No. 111 at the registered office of the tender organiser, i.e. Poczta Polska S.A., Infrastructure Region East II,
- The offer validity period is 30 days. One submitted offer is sufficient for the tender to proceed.

→ Conditions required for concluding an institutional tenancy agreement:
- The tenancy agreement will be concluded under Chapter 2b (institutional tenancy) of the Act on the Protection of Tenants' Rights, Municipal Housing Stock and Amendments to the Civil Code (consolidated text: Journal of Laws of 2023, item 725),
- Before signing the institutional tenancy agreement, the prospective Tenant will be required to pay a security deposit equivalent to three months' rent into the designated bank account of Poczta Polska S.A.,
- Handover of the premises to the Tenant will be conditional upon the Tenant providing the Landlord, no later than 14 days from the date of conclusion of the tenancy agreement, with a declaration in the form of a notarial deed on voluntary submission to enforcement pursuant to Article 777 of the Polish Code of Civil Procedure in conjunction with Article 19f(3) of the Act of 21 June 2001 on the Protection of Tenants' Rights, Municipal Housing Stock and Amendments to the Civil Code, as amended, concerning the obligation to pay all amounts due under the tenancy agreement and the obligation to vacate and return the premises occupied under the institutional tenancy agreement within the period specified in the demand to vacate the premises, which shall not be shorter than 14 days, as well as a declaration by the Tenant in the form of a notarial deed acknowledging that, if enforcement of the obligation to vacate and return the premises becomes necessary, the Tenant will not be entitled to social housing or temporary accommodation,
- The Tenant will be required to provide the Landlord, no later than 14 days from the date of conclusion of the tenancy agreement, with a copy of an insurance policy or another document confirming the conclusion of a general third-party liability insurance agreement covering all personal injury and property damage that may arise in the premises or on the property in connection with the use of the premises, in particular damage caused to third parties (e.g. other Tenants) and to the Landlord.
