NOTICE OF LEASING RESIDENTIAL UNIT NO. 1 IN OBRZYCKO

- The apartment consists of 2 rooms, a kitchen, a bathroom, a toilet, a hallway and a pantry,
- No ancillary room is assigned to the unit,

- The unit is currently vacant and is equipped with electrical, water and sewerage, and central heating installations. Heating is provided by a shared fuel-oil boiler room serving the building,
- An energy performance certificate has been prepared for the unit.

- Starting rent rate: 16,80 zł/m²/month net,
- Lease term: 1 year, with the possibility of extension,
- In addition to the rent, the Tenant will pay utility charges reimbursing the Landlord for costs incurred for central heating, water supply and sewage disposal, and solid waste collection,
- The Tenant will cover electricity consumption costs independently, under an individual agreement with the service provider.

- The institutional lease agreement for the residential unit will be concluded through price negotiations,
The bidder is required to:
- Submit a written offer specifying the net rent rate per 1m2, which must not be lower than the starting rate,
- Pay a security deposit equal to three months’ rent for the unit, calculated using the rent rate per 1 m2 of usable area applicable on the date the agreement is concluded,
- Familiarize themselves with the technical condition of the unit and the lease terms (draft institutional lease agreement),
- Submit a written declaration confirming that they have familiarized themselves with the technical condition of the unit offered for lease and the content of the draft institutional lease agreement, and accept them without reservations,
- Submit written consent from their spouse to participate in the procedure for leasing the residential unit, with the intention of concluding a lease agreement using funds from joint marital property, at the price determined in the procedure,
- Submit written consent to the processing of personal data for the purpose of completing the process of concluding a lease agreement for a residential unit owned by Poczta Polska S.A.
- The final amount of the security deposit will be determined during price negotiations,
- The security deposit calculated on the basis of the starting rent rate per 1 m2 is 4 271,91 zł.

- Offers should be submitted in person or by post to the office of the entity conducting the procedure, i.e.: Poczta Polska S.A., West I Infrastructure Region, ul. Głogowska 17 60-943 Poznań (room no. 115, secretariat), marked: “Offer concerning lease - residential unit no. 1, Obrzycko, ul. Plac Lipowy 14”.
- After receiving an offer, we will contact you by phone to discuss the terms of concluding the lease agreement and determine the final amount of the deposit,
- Offer submission date: open-ended,
- The offer is binding for 30 days.
-> Conditions required for concluding an institutional lease agreement and handing over the unit
- The lease agreement will be concluded under Chapter 2b (institutional lease) of the Act on the Protection of Tenants’ Rights, the Municipal Housing Stock and Amendments to the Civil Code (consolidated text: Dz.U. of 2023, item 725, as amended),
- Payment of the security deposit referred to above is a condition for concluding the institutional lease agreement for the residential unit,
The conditions for handing over the unit to the Tenant under a handover protocol are:
- delivery to the Landlord, no later than 14 days from the date the lease agreement is concluded, of a declaration in the form of a notarial deed voluntarily submitting to enforcement pursuant to art. 777 of the Code of Civil Procedure in conjunction with art. 19 f section 3 of the Act of 21 June 2001 on the Protection of Tenants’ Rights, the Municipal Housing Stock and Amendments to the Civil Code (as amended), with respect to the obligation to pay all amounts due under the lease agreement and the obligation to vacate and surrender the unit used under the institutional lease agreement within the period specified in the demand to vacate the unit, which may not exceed 7 days, as well as a declaration by the Tenant in the form of a notarial deed acknowledging that, if it becomes necessary to enforce the obligation to surrender and vacate the unit, the Tenant will not be entitled to social housing or temporary accommodation,
- delivery to the Landlord, no later than 14 days from the date the lease agreement is concluded, of a copy of an insurance policy or other document confirming the conclusion of general third-party liability insurance covering all personal injury and property damage that may arise in the unit or on the property in connection with use of the unit, in particular damage caused to third parties (e.g. other Tenants) and the Landlord,
