NOTICE OF RENTAL OF RESIDENTIAL PREMISES NO. 1 IN ZANIEMYŚL AT 27 POZNAŃSKA STREET

-> Property
- The residential premises, with an area of 30.00 m2, consist of a room, kitchen, bathroom and hallway,
- No ancillary room is assigned to the premises,
- Technical condition - requires refreshing,
- The premises are currently vacant and equipped with electrical, water and sewage, and central heating installations. Heating is provided by a gas boiler room shared by the building,
- An energy performance certificate has been prepared for the premises.

- The property is located in the town center,
- Commercial and service facilities and a church are located nearby,
- The town is situated on provincial road 432
- The town is attractive to tourists (Edward's Island, Raczyńskie Lake). Direct bus connections to Poznań, Środa Wlkp. and Śrem.

-> Rental terms
- Starting rent rate: 23,60 zł/m²/ month net,
- Lease term: 1 year, with the possibility of extension,
- In addition to rent, the Tenant will pay utility charges reimbursing the Landlord for costs incurred for: central heating, water supply and sewage disposal, and solid waste collection,
- The Tenant will cover the cost of electricity consumption directly, under an individual agreement concluded with the service provider.

-> Terms and procedure
- The institutional lease agreement for the residential premises will be concluded through price negotiations.
The offeror is required to:
- Submit a written offer stating the net rent per 1m2, no lower than the starting rate,
- Pay a security deposit equal to three months' rent for the premises, calculated using the rent rate per 1m2 of usable area applicable on the date the agreement is concluded,
- Familiarize themselves with the technical condition of the premises and the rental terms (the draft institutional lease agreement),
- Submit a written statement confirming that they have reviewed the technical condition of the premises intended for rental, as well as the contents of the draft institutional lease agreement, and accept them without reservations,
- Submit written consent from their spouse to participate in the proceedings for renting the residential premises, with the intention of concluding a lease agreement using funds from the joint marital estate, at the price determined in the proceedings,
- Submit written consent to the processing of personal data for the purpose of carrying out the process intended to conclude a lease agreement for residential premises owned by Poczta Polska S.A.
- The security deposit calculated on the basis of the starting rent rate per 1m2 is 2 678,22 zł.
- The final amount of the security deposit will be determined during price negotiations,
- Bank account for payment of the deposit: no. 58 1320 0019 0099 0718 2000 0026.

-> Place for submitting and opening offers
- Offers should be submitted in person or by post to the office conducting the proceedings, i.e.: Poczta Polska S.A., West Infrastructure Region I, 17 Głogowska Street, 60-943 Poznań (room 115, secretariat), marked: “Offer re: rental - residential premises no. 1, Zaniemyśl, 27 Poznańska Street”.
- After receiving the offer, we will contact you by phone to discuss the terms of concluding the lease agreement and determine the final amount of the deposit,
- Offer submission deadline: open-ended,
- The offer remains valid for 30 days.

-> Conditions to be met for concluding the institutional lease agreement and handing over the premises
- The lease agreement will be concluded under Chapter 2b (institutional lease) of the Act on the Protection of Tenants' Rights, the Municipal Housing Stock and Amendments to the Civil Code (consolidated text, Journal of Laws of 2023, item 725),
- Payment of the security deposit referred to above is a condition for concluding the institutional lease agreement for the residential premises,
The conditions for handing over the premises to the Tenant under a handover report are:
- providing the Landlord, no later than within 14 days from the date the lease agreement is concluded, with a statement in the form of a notarial deed voluntarily submitting to enforcement pursuant to Article 777 of the Code of Civil Procedure in connection with Article 19f(3) of the Act of 21 June 2001 on the Protection of Tenants' Rights, the Municipal Housing Stock and Amendments to the Civil Code (as amended), with respect to the obligation to pay all amounts due under the lease agreement and the obligation to vacate and surrender the premises used under the institutional lease agreement within the period specified in the demand to vacate the premises, not exceeding 7 days, and the Tenant's statement in the form of a notarial deed acknowledging that, if it becomes necessary to enforce the obligation to surrender and vacate the premises, the Tenant will not be entitled to social housing or temporary accommodation,
- providing the Landlord, no later than within 14 days from the date the lease agreement is concluded, with a copy of an insurance policy or another document confirming the conclusion of general liability insurance covering all personal injury and property damage that may occur in the premises or on the property in connection with use of the premises,
in particular damage caused to third parties (e.g. other Tenants) and the Landlord,
