NOTICE OF LEASE OF RESIDENTIAL PREMISES NO. 2 IN TUREK

-> Property
- Residential premises no. 2, with an area of 52,44 m2, located on the 1st floor, comprising 3 rooms, a kitchen, a bathroom and a hallway,
- No ancillary room has been assigned to the premises,
- Technical condition - requires refreshing,
- The premises are currently unoccupied,
= The apartment has the following installations: electrical, water supply, sewage and central heating. Heating is provided by a gas boiler room shared by the building.

-> Location and surroundings
- The property is located in the town center,
- Retail and service facilities are located nearby,
- approx. 500 m to the nearest high school,
- approx. 500 m to Biedronka,
- The town is situated by national roads (Konin - Łódź - Rawa Mazowiecka and Turek - Sieradz) and a regional road (Kalisz - Kościelec).

-> Lease terms
- Starting rent rate: 18,00 zł/m²/ month net,
- Lease term: 1 year, with the possibility of extension,
- In addition to rent, the Tenant will pay utility charges reimbursing the Landlord for costs incurred for: central heating, water supply and wastewater disposal, and solid waste collection,
- The Tenant will cover electricity consumption costs independently, under an individual agreement with the service provider.

-> Conditions and procedure
The applicant is required to:
- Submit a written offer stating the net rent per 1m2, which may not be lower than the starting rate,
- Pay a security deposit equal to three months' rent for the premises, calculated using the rent rate per 1 m2 of usable area applicable on the date the agreement is concluded,
- Review the technical condition of the premises and the lease terms (draft institutional lease agreement),
- Submit a written statement confirming that they have reviewed the technical condition of the premises offered for lease and the contents of the draft institutional lease agreement, and accept them without reservations,
- Submit written consent from their spouse to participate in the procedure for leasing the residential premises, with the intention of entering into a lease agreement for the premises using joint marital property funds, at the price determined in the procedure,
- Submit written consent to the processing of personal data for the purpose of carrying out the process leading to the conclusion of a lease agreement for residential premises owned by Poczta Polska S.A.,
- The final amount of the security deposit will be determined during price negotiations,
- The security deposit calculated on the basis of the starting rent rate per 1 m2 is 2 831,76 zł,
- Bank account for payment of the deposit: no. 58 1320 0019 0099 0718 2000 0026.

-> Place for submission and opening of offers
- Offers should be submitted in person or by post to the office of the party conducting the procedure, namely: Poczta Polska S.A. West Infrastructure Region I, ul. Głogowska 17 60-943 Poznań (room no. 115, secretariat), marked: “Offer regarding lease - residential premises no. 2 Turek ul. Kaliska 32”.
- After receiving an offer, we will contact you by phone to discuss the terms of the lease agreement and determine the final deposit amount,
- Offer submission date: open-ended,
- The offer remains binding for 30 days.

-> Conditions to be met for signing the institutional lease agreement and handing over the premises
- The lease agreement will be concluded under Chapter 2b (institutional lease) of the Act on the Protection of Tenants' Rights, the Municipal Housing Stock and Amendment of the Civil Code (consolidated text: Journal of Laws of 2023, item 725, as amended),
- Payment of the security deposit referred to above is a condition for concluding an institutional lease agreement for the residential premises,
The conditions for handing over the premises to the Tenant under a handover report are:
- Delivery to the Landlord, no later than 14 days from the date the lease agreement is concluded, of a statement in the form of a notarial deed on voluntary submission to enforcement pursuant to art. 777 of the Code of Civil Procedure in connection with art. 19 f section 3 of the Act of 21 June 2001 on the Protection of Tenants' Rights, the Municipal Housing Stock and Amendment of the Civil Code (as amended), with regard to the obligation to pay all amounts due under the lease agreement and the obligation to vacate and return the premises used under the institutional lease agreement within the period specified in the demand to vacate the premises, not exceeding 7 days, and a statement by the Tenant in the form of a notarial deed acknowledging that, if it becomes necessary to enforce the obligation to return and vacate the premises, the Tenant will not be entitled to social housing or temporary accommodation,
- Delivery to the Landlord, no later than 14 days from the date the lease agreement is concluded, of a copy of an insurance policy or other document confirming the conclusion of general civil liability insurance covering all personal injury and property damage that may arise in the premises or on the property in connection with use of the premises, in particular damage caused to third parties (e.g. other Tenants) and the Landlord.
