NOTICE OF LEASING A RESIDENTIAL UNIT IN KRZYŻ WIELKOPOLSKI

- The residential unit, with an area of 50,10 m2, is located in the attic and consists of one room, a kitchen, a bathroom and a hallway,
- No ancillary rooms are assigned to the unit,
- Technical condition - requires refreshing,
- The unit is currently vacant and is equipped with electrical, water and sewage, and central heating installations. Heating is supplied by heat from the municipal boiler house.

- Starting rent rate: 18,60 zł/m²/month net,
- Lease term: 1 year, with the possibility of extension,
- In addition to rent, the Tenant will pay utility charges reimbursing the Landlord for costs incurred for central heating, water supply and sewage disposal, and solid waste collection. The Tenant shall pay electricity consumption costs directly under an individual agreement with the service provider.

- The institutional lease agreement for the residential unit will be concluded through price negotiations
The bidder is required to:
- Submit a written offer stating the net rent rate per 1m2, which must not be lower than the starting rate,
- Pay a security deposit equal to three months’ rent for the unit, calculated using the rent rate per 1 m2 of usable floor area applicable on the date the agreement is concluded,
- Familiarise themselves with the unit’s technical condition and the lease terms (the draft institutional lease agreement),
- Submit a written statement confirming that they have familiarised themselves with the technical condition of the unit offered for lease and the contents of the draft institutional lease agreement and accept them without reservations,
- Submit written consent from their spouse to participate in the procedure for leasing the residential unit, with the intention of concluding a lease agreement using joint marital assets, at the price determined in the procedure,
- Submit written consent to the processing of personal data for the purpose of completing the process leading to the conclusion of a lease agreement for a residential unit owned by Poczta Polska S.A.
- The final amount of the security deposit will be determined during price negotiations,
- The security deposit calculated on the basis of the starting rent rate per 1 m2 is 2 795,58 zł.

-> Submission and opening of offers
- Offers must be submitted in person or by post to the registered office of the entity conducting the procedure, i.e.: Poczta Polska S.A. West Infrastructure Region I, ul. Głogowska 17 60-943 Poznań (room no. 115, secretariat), marked: “Offer concerning lease - residential unit, Krzyż Wielkopolski, ul. Jana Pawła II 3”.
- After receiving the offer, we will contact you by phone to discuss the lease terms and determine the final amount of the security deposit
- Offer submission date: open-ended
- The offer is binding for 30 days.
-> Conditions to be met for execution of the institutional lease agreement and handover of the unit
- The lease agreement will be concluded under Chapter 2b (institutional lease) of the Act on the Protection of Tenants’ Rights, the Municipal Housing Stock and Amendments to the Civil Code (consolidated text: Dz.U. of 2023, item 725, as amended),
- Payment of the security deposit referred to above is a condition for concluding the institutional lease agreement for the residential unit,
The following conditions must be met for the unit to be handed over to the Tenant under a handover protocol:
- No later than 14 days from the date of conclusion of the lease agreement, delivery to the Landlord of a statement in the form of a notarial deed voluntarily submitting to enforcement pursuant to art. 777 of the Code of Civil Procedure in conjunction with art. 19 f sec. 3 of the Act of 21 June 2001 on the Protection of Tenants’ Rights, the Municipal Housing Stock and Amendments to the Civil Code (as amended), regarding the obligation to pay all amounts due under the lease agreement and the obligation to vacate and surrender the unit used under the institutional lease agreement within the period specified in the demand to vacate the unit, not exceeding 7 days; and a statement by the Tenant in the form of a notarial deed acknowledging that, if it becomes necessary to enforce the obligation to surrender and vacate the unit, the Tenant will not be entitled to social housing or temporary accommodation,
- No later than 14 days from the date of conclusion of the lease agreement, delivery to the Landlord of a copy of the insurance policy or another document confirming the conclusion of general third-party liability insurance covering all personal injury and property damage that may occur in the unit or on the property in connection with its use, in particular damage caused to third parties (e.g. other Tenants) and the Landlord
