NOTICE OF INVITATION TO SUBMIT OFFERS THROUGH PRICE NEGOTIATIONS FOR THE LEASE OF A RESIDENTIAL UNIT IN SIEROSZEWICE AT 24 OSTROWSKA STREET

- In addition to the rent, the Tenant will pay utility charges reimbursing the Landlord for expenses covering: central heating, water supply and sewage disposal, solid waste collection, and electricity.

- The institutional lease agreement for the residential unit will be concluded through price negotiations
The bidder is required to:
- Submit a written offer stating the net rent rate per 1 m2, which must not be lower than the starting rate,
- Pay a security deposit equal to three months’ rent for the unit, calculated using the rent rate per 1 m2 of usable area applicable on the date the agreement is signed,
- Familiarise themselves with the unit’s technical condition and the lease terms (the draft institutional lease agreement),
- Submit a written declaration confirming that they have familiarised themselves with the technical condition of the unit offered for lease and the contents of the draft institutional lease agreement, and accept them without reservation,
- Submit the spouse’s written consent to participate in the procedure for leasing the residential unit, with the intention of entering into a lease agreement for the unit using funds from joint marital property, at the price determined in the procedure,
- Submit written consent to the processing of personal data for the purpose of carrying out the process of concluding a lease agreement for a residential unit owned by Poczta Polska S.A.
- The final amount of the security deposit will be calculated based on the rent rate determined through price negotiations,
- The security deposit calculated based on the starting rent rate per 1 m2 is 2 224,68 zł.

-> Submission and opening of offers
- Offers must be submitted in person or by post to the office of the entity conducting the procedure, i.e.: Poczta Polska S.A., Western Infrastructure Region I, 17 Głogowska Street, 60-943 Poznań (room 115, secretariat), marked: “Offer concerning lease – residential unit, Sieroszewice, 24 Ostrowska Street”.
- After receiving an offer, we will contact you by telephone to discuss the terms of the lease agreement and determine the final amount of the security deposit,
- Offer submission deadline: open-ended,
- The offer remains binding for 30 days.
-> Requirements to be met when concluding the institutional lease agreement and handing over the unit
- The lease agreement will be concluded under Chapter 2b (institutional lease) of the Act on the Protection of Tenants’ Rights, the Municipal Housing Stock and Amendments to the Civil Code (consolidated text: Journal of Laws of 2023, item 725, as amended),
- Payment of the security deposit referred to above is a condition for concluding the institutional lease agreement for the residential unit,
The following conditions must be met for the unit to be handed over to the Tenant on the basis of a handover protocol:
- No later than 14 days from the date of signing the lease agreement, the Landlord must be provided with a statement in the form of a notarial deed voluntarily submitting to enforcement pursuant to Article 777 § 1 points 4 and 5 of the Code of Civil Procedure, in conjunction with Article 19f(3) of the Act of 21 June 2001 on the Protection of Tenants’ Rights, the Municipal Housing Stock and Amendments to the Civil Code (as amended), with respect to the obligation to pay all amounts due under the lease agreement and the obligation to vacate and surrender the unit used under the institutional lease agreement within the period specified in the demand to vacate the unit, which may not be shorter than 14 days from the date the demand is served on the Tenant; and the Tenant’s statement in the form of a notarial deed acknowledging that, if it becomes necessary to enforce the obligation to surrender and vacate the unit, the Tenant will not be entitled to social housing or temporary accommodation,
- No later than 14 days from the date of signing the lease agreement, the Landlord must be provided with a copy of the policy or another document confirming that general liability insurance has been taken out, covering all personal injury and property damage that may occur in the unit or on the property in connection with the use of the unit, in particular damage caused to third parties (e.g. other Tenants) and the Landlord.
