NOTICE OF TENDER FOR THE LEASE OF PROPERTY IN WROCŁAW AT 14 SEMAFOROWA STREET

- The apartment consists of 2 rooms measuring 14,20 m² and 30,40 m², a kitchen measuring 13,50 m², a bathroom measuring 4,10 m², and a hallway measuring 5,68 m²,
- Technical condition of the unit: good,
- The unit is equipped with electrical, gas, water supply and sewage installations, as well as central heating.

- The building is located in the central part of the Brochów estate, in the Krzyki district, in an area of dense residential development and commercial and service infrastructure,
- Approx. 500 m to Wrocław Brochów railway station,
- Approx. 500 m to Aquapark Brochów,
- Approx. 300 m to A. Falkiewicz Specialist Hospital,
- Very good access to public transport.

-> Lease terms
- Starting rent rate: 36,80 zł/m²/month net,
- Lease term: 24 months,
- In addition to rent, the Tenant will pay charges for utilities, reimbursing the costs incurred by the Landlord for central heating, water supply and sewage disposal, and solid waste collection,
- The Tenant will pay electricity supply costs directly, under an agreement entered into independently.

-> Conditions for participating in the tender
- The tender participant is required to pay a bid bond of 7 493,95 zł to bank account no.: 85 1320 0019 0099 0718 2000 0025, with the reference: "OI in Wrocław - tender for the lease of a residential unit in Wrocław at 14 Semaforowa Street", no later than 02 October 2026, with payment deemed made on the date the funds are credited to Poczta Polska S.A.'s account.
- Submit a written offer stating the rent rate per 1 m2,
- Review the technical condition of the unit. Information about the unit's technical condition and viewings on weekdays from 8:00-14:00, by prior arrangement with the property manager at tel. 502 013 416.
- Submit a written Statement confirming review and acceptance of the technical condition of the tender subject and the contents of the draft institutional lease agreement. The draft institutional lease agreement can be reviewed at the office of the West II Infrastructure Region, Wrocław, 21 Awicenny Street, room no. 201
- Submit written consent to the processing of personal data for the purpose of conducting the tender process for the lease of a residential unit owned by Poczta Polska S.A.

-> Deadline and place for submitting and opening offers
- Offers for the written tender must be submitted in sealed envelopes at the tender organizer's office, at the secretariat (room 201), by 05 October 2026 at 15:00, marked: “Offer to lease a residential unit in Wrocław at 14 Semaforowa Street”. For offers submitted by post, the delivery date applies.
- Offers will be opened on the next working day, i.e. 06 October 2026 at 10:00, at the tender organizer's office, room 206.
- The offer validity period is 30 days. One submitted offer is sufficient for the tender to proceed.

-> Additional information
- Information about the technical condition and viewings of the residential unit can be obtained by arranging an appointment in advance with the property administrator, tel. 502 013 416.
- The residential unit can be viewed until 01 October 2026.

-> Conditions required for entering into an institutional lease agreement:
- Institutional lease agreement: the lease agreement will be entered into under Chapter 2b (institutional lease) of the Act on the Protection of Tenants' Rights, the Municipal Housing Stock and Amendments to the Civil Code (i.e. Journal of Laws of 2023, item 725).
- Security deposit: before signing the institutional lease agreement, the prospective Tenant will be required to pay a security deposit equal to three times the monthly rent into the bank account indicated by Poczta Polska S.A.
- Notarial deed of voluntary submission to enforcement: delivery of the unit to the Tenant will be preceded by submission to the Landlord, no later than 14 days from the date of entering into the lease agreement, of a statement in the form of a notarial deed voluntarily submitting to enforcement pursuant to Article 777 of the Code of Civil Procedure in conjunction with Article 19 f(3) of the Act of 21 June 2001 on the Protection of Tenants' Rights, the Municipal Housing Stock and Amendments to the Civil Code, as amended, with respect to the obligation to pay all amounts due under the lease agreement and the obligation to vacate and surrender the unit used under the institutional lease agreement within the period specified in the demand to vacate the unit, which may not be shorter than 14 days, as well as a statement by the Tenant in the form of a notarial deed acknowledging that, if it becomes necessary to enforce the obligation to surrender and vacate the unit, the Tenant will not be entitled to social housing or temporary accommodation.
- Insurance policy: no later than 14 days from the date of entering into the lease agreement, the Tenant will be required to provide the Landlord with a copy of the policy or another document confirming that a general third-party liability insurance agreement has been entered into, covering all personal injury and property damage that may occur in the unit or on the property in connection with use of the unit, in particular damage caused to third parties (e.g. other Tenants) and the Landlord.
